EAST LYN HOUSE - Your Premium Stay in Lynmouth, Devon

East Lyn House is an adults-only guest house on the East Lyn River in Lynmouth, with all eight bedrooms newly refurbished and individually decorated. The accommodation includes five double en-suite bedrooms, two king en-suite bedrooms, and one twin en-suite, spread over two floors. Each dual-aspect room has river, sea, or village views, with tea, coffee, and hot chocolate from Miles Tea and Coffee Merchants blended in Porlock.

An AA Awarded Breakfast is served each morning between 8.30am and 9.15am in the conservatory or on the riverside terrace. The continental buffet includes cereals, yoghurts, croissants, and fresh fruit salad, while cooked options include Full English, scrambled or poached eggs, and smoked salmon. Both buffet and cooked breakfasts are included in the room tariff, and all items are freshly prepared while guests wait.

The guest lounge has a warming fire, Scrabble, jigsaw puzzles, and a shared lounge/TV area for quiet evenings. Outside, the riverside terrace has a swing-seat and views across the East Lyn River, used for breakfast, sunset drinks, and relaxation. East Lyn House stands on the East Lyn River, a short walk from Watersmeet, a National Trust tea shop and garden. The South West Coast Path runs through Lynmouth, connecting the section from Porlock to Coombe Martin, while the Two Moors Way from Dartmoor to Exmoor and the Coleridge Way from the Quantock Hills both end in Lynmouth. Exmoor National Park surrounds the area, with numerous walks of varying ability starting directly from the house.
